Property Refurbishment, Southbourne, Bournemouth

The owners of this property in Southbourne, Bournemouth, required extensive refurbishment of several areas of their home.  The chimney stack was to be taken down to ground level, the first floor to have a wall moved to give more space to the bathroom and ensuite wc to be converted to a shower room.  At ground floor level, the wall between the dining room and kitchen was removed and structural steel beams inserted to take the load of the first floor. We assisted with initial kitchen design and layout plans as well as bathroom layouts and design before taking responsibility for the build of the project.

The first stage of this refurbishment in Bournemouth was to remove the chimney stack.  This was removed brick by brick and sent down the rubble chute to be taken away by grab lorry.  Using the chute enabled us to remove all debris via a first floor window rather than walking it through the home, sealing the upstairs rooms shut and keeping any disruption to the rest of the house to an absolute minimum.

Before taking the chimney stack down, we set up acro props to take the load of the ceilings, and proceeded to remove the walls between bedroom and bathrooms at 1st floor level, and between dining and kitchen rooms at ground floor level.  Structural steels were calculated and put in place on padstones to take the load of the floor above and the timber studwork was fixed to alter the first floor bathroom & wc.

Our electrician carried out first fix electrical work at this point, first fix electrical works including wiring in a new fuseboard, the kitchen sockets, power for appliances, and lighting to both the dining area and kitchen.  Bathroom and new ensuite shower room were wired for lighting, extractors, steam/shower enclosure and jacuzzi corner bath.

We made the necessary adjustments to first floor bathroom and new shower room hot and cold water supplies and waste water pipework, tying in to the existing soil stack outside ready for the installation of the bathroom suites.  Both rooms were plasterboarded and plastered ready for tiling.
