Extension in Bournemouth - Single Storey

 

We took on this single storey bournemouth extension with plans already having been drawn up for the client.  A single storey extension with pitched roof had been granted planning permission.  The existing single storey extension would need to be built around to give the client ongoing access to the kitchen for as long as possible into the build.

The finished project (above) is an attractive, pitched roof extension with vaulted ceilings inside.  The velux windows and patio doors really allow light to flood in and give the room a spacious, airy feel.

The first stage was to excavate to the required depth for foundations.  Existing hardstanding area was marked out and broken up, then dug down to required depth to pour the concrete footing.  Building Control were contacted and informed that work was taking place.

Concrete was poured then blockwork and were laid up to damp course level around the existing extension.  We liaised with the building inspector throughout the process at the required stages to ensure a clean sign off at the end of the job.


The concrete block outer skin and thermalite block inner skin wall was built before the existing extension was dismantled to minimise the disruption to our customer.  Dummy frames were made up for the window and patio door. 

Catnic lintels were inserted at top of window and door height and the blockwork was carried on up to wall plate level.

Roofing felt, batten laid over timber rafters.   Composite slates, ridge tiles, hip irons, cavity trays and flashing.  

The timber ridge, timber rafters and structural steel rafters were fixed in place.  Breathable roofing felt and treated timber batten was laid over the rafters.   The existing extension was removed, and a new concrete slab and screed floor was laid with insulation under.

Composite slate, lead flashing, hip irons and ridge tiles were fixed in place and cavity trays were cut in.  Upvc fascia, soffit and guttering was fixed in place.

Once work was completed to the roof, the window and patio doors were fitted (to comply with current FENSA regulations).  A scratch coat of render was applied to the concrete blockwork.  Once the render scratch coat was set, a finish top coat of render was applied with waterproof sealer.

The newly created space was now ready for plasterboarding and a plaster skim coat. Once decoration was complete, the kitchen could then be installed. (kitchen fitting here organised by client - follow this link to see Four Corners fitted kitchens.
