Proposed plans for single storey extension planning permission application

The finished project dramatically improved the usability of this family home, not just by adding space, but by linking together the kitchen and preparation area to the living and dining areas.  The two sets of french windows really allowed the light to flood into the new areas of the home.  Below are stage by stage descriptions and pictures of the job as it progressed.

Groundworks and Excavations  

Excavation and groundworks were carried out, with blockwork and brickwork brought up to damp course level and the oversite dug to the required depth and prepared for the concrete slab floor.

Alterations to the existing foul water drainage were carried out at this time in advance of backfilling and laying the concrete slab.  We liaised with the building inspector throughout the process at the required stages to ensure a clean sign off at the end of the job.


The face bricks were selected with the client to ensure as close a match as possible to the originals.  Face brickwork and internal blockwork was laid to wall plate height with cavity insulation fixed between.    Brick and block cavity wall with insulation fixed
     
Flat roof structural timbers and openings for patio doors  

Dummy frames were fixed temporarily in place for the patio doors, wall plates were strapped to the inner skin blockwork and structural timbers fixed in place for the flat roof.

Insulation and osb sheets were fixed on top of the timbers and roof insulation, with mineral felt and stone chippings to finish.  Soffits and fascia board were fixed all round.  Guttering and downpipe fed into the new soakaway for surface water.

Once work was finished to the exterior of the extension, decking was laid to the garden area, giving usable space directly out of the patio doors.  A hand rail added a nice finishing touch to this area, with steps leading down to the lawned area.  Work progressed then to the internal areas.   Exterior work finished to extension
     
Lounge area of extension job   Work progressed on the interior of the extension and kitchen, walls were boarded and finished with plaster skim.  Part of the old exterior wall was removed to give access from the kitchen to the new extension.  Karndean vinyl flooring was laid throughout the ground floor, giving an attractive, hardwearing surface that is guaranteed to last for years.

The new extension allowed the new kitchen area of this home to be extended.  A brand new kitchen was fitted with base units, integrated double oven and fridge freezer and kitchen sink.  Follow this link to see other Four Corners kitchens, or this link if you need a builder to fit your bathroom.

A solid block timber worktop was fitted, running the length of both sides of the kitchen and out into the new extension area to form a breakfast bar.
